Lease and loan agreements help cement future for One Metropolitan Square

Exciting plans continue to unfold at One Metropolitan Square, a premier high-rise office building in downtown St. Louis.
JLL client The 601W Companies, which owns the 42-story office building, recently finalized a loan refinance for the property, and has committed to making a number of improvements, including a new coffee shop, marketing center and upgrades to common areas.
Meanwhile, Bryan Cave Leighton Paisner, a law firm that occupies nine floors and more than 200,000 square feet in the building, has signed a long-term lease extension. JLL’s office leasing team and law firm practice group both were integral players in this agreement.
David Biales, lead JLL leasing agent for One Metropolitan Square, says more good news for the property is imminent. “In the coming months, we will be announcing several tenant commitments.”
The 601W Companies already have invested $2.5 million into establishing downtown St. Louis’s first food hall on the building’s ground floor. The food hall, called The Eatery, currently includes three popular restaurants – Arista Gourmet, Dino’s Deli and Kimcheese Asian Fusion. A fourth restaurant, HIRO Poke Co., is set to open later this month in The Eatery.
Mark Karasick, managing director for The 601W Companies, sees these investments as evidence of his company’s commitment to the continued success of this prominent downtown address.
