1.8 million square feet filled to capacity just two years since park’s inception

JLL’s industrial logistics brokerage team announced today that Chadwell Supply and Land Air Express have signed lease agreements for the final two buildings in Hazelwood Logistics Center, bringing the 165 acre 1.8 million-square-foot industrial park to full capacity. The announcement comes only two years after NorthPoint Development began redeveloping the park, located off Interstate 270 near St. Louis Lambert International Airport.

“Never before has a project this size and scope come together so quickly in the St. Louis area,” said David Branding, SIOR, JLL managing director and exclusive broker for Hazelwood Logistics Center. “This particular tract of land had a very bleak future prior to NorthPoint’s involvement, but they recognized it’s potential as a warehouse/industrial hub. In bringing it back to life, NorthPoint attracted companies that are having a tremendous, positive impact on the City of Hazelwood and the St. Louis region. It’s truly an exceptional example of revitalization at it’s best.”

Chadwell Supply and Land Air Express will occupy approximately 90,000 square feet within buildings seven and eight, which are scheduled to deliver to market this month. Hazelwood Logistics Center’s other tenants include Amazon (the company’s first facility in Missouri), ODW Logistics, Quiet Logistics and Bunzl. The park, which has created more than 1,800 new jobs for the region, is a product of a successful partnership between NorthPoint and the City of Hazelwood.

City manager Matt Zimmerman expressed his excitement with how quickly JLL and NorthPoint completed this project. “We were expecting at least a five year build out, so the fact that it was accomplished in two years is fantastic,” stated Zimmerman.

Brent Miles, vice president of economic development for NorthPoint, said, “We have had tremendous growth and success leasing across the country, but the results of the Hazelwood Logistics Center rank at the very top given the challenges with the park. We worked in great partnership with the City of Hazelwood to structure an incentive program that benefited the tenants with real estate tax abatement. JLL’s David Branding was an extraordinary asset to our team in marketing the new park, the benefits to users, and getting leases signed. We couldn’t be more pleased with Hazelwood Logistics Center and the JLL team on this transaction.”
